I wanted to talk about the issues surrounding the movement in homes and recreational properties. Lots of people have an idea that all movement is bad and should be avoided. This is untrue. It makes sense why this fear would arise, property prices are very high and it is a huge investment, movement can indicate a property that is failing, but not always.

NOT ALL MOVEMENT IS BAD!!!

Not all movement is bad. Houses shift and settle, the ground moves, it is natural. The weather cause homes to expand and contract. There are things that are inevitable that you can not prevent and/or control. I like to tell people that a house settling is like working in a new pair of expensive leather boots. At first they are clean, crisp, brand new, shiny but after awhile you they loosen up, start to get creases and surface scratches, it is natural and normal. The integrity of the shoe is there and will always be there, just like a home. A home will, even new homes will settle and move. There will be minor cracking in curves and around windows and doors. This is very natural and happens no matter what.

EVERYTHING WILL MOVE AT SOME POINT!

Like I mentioned above, all property will move. There is no getting around it. You need to be reasonable when viewing property. If you are looking at older homes or homes in older areas, then expect some movement, expect some floors to not be completely level, expect some minor cracking. It is always advised to have a professional inspect properties to ensure stability and soundness but never expect things to be perfect, ever.

 

OUR SOIL IS AWFUL!

Our soil is clay and lots of neighbourhoods have been built on swamps. This is just the nature of living in this province. Things will move, just be wary on how much they have moved and if it has been recent and/or is still happening.

 

THE ENTIRE LAKE IS NOT MOVING!

The properties around the lake are not all moving down the hill. It is very lot specific and very few of them are actually tragedies. Things around the lake will move, just like in the city. Lots of the properties around the lake are built on uneven surfaces and lots, there will obviously be some eventual unevenness in the structure itself. Again, expect movement but be realistic on the amount of movement and always consult a professional.
