There will be 2 draws – one for people buying a property and one for people listing their home with the deadline for the draw at 11:59 PM, December 28th, 2023. Entering is simple – buy or list your home with C&C Realty from now until 11:59 PM, December 29th, and you’ll be entered to win! The draws will take place at approximately 6:00 PM on December 30th via C&C Realty’s Facebook page.
For those purchasing a property with C&C REALTY:
-Have an accepted offer, successfully remove conditions, or take possession of your new property by the deadline.
-At a minimum, an offer will need to be accepted with to be entered. Although the intention to buy is required, if a purchase isn’t made due to a bad inspection(s) or loss of a job, for example, you’ll still qualify for the buyer draw.
-Where a cash purchase isn’t viable, buyers must be pre-approved for a mortgage and provide a pre-approval letter from their lender or mortgage broker no older than 90 days. Buyers with a pre-approval must follow their mortgage broker’s advice regarding items like not making any large purchases from the day of the pre-approval which may cause issues with financing approval once an offer has been accepted.
For those listing a property with C&C REALTY:
-You must sign a listing contract which puts your home on the Multiple Listing Service®️ for a minimum period of 90 days.
-If you cancel your listing contract within that 90-day period your entry may be revoked at the discretion of the sales representative and/or the broker.
-A trusted C&C REALTY agent will provide a detailed valuation of the property for your consideration and the list price must not exceed 5% of the suggested value. If a seller feels the value isn’t accurate, a 3rd party appraisal no older than 2 weeks, provided by the property owner and at the property owner’s expense, will also be acceptable to establish a value when listing.
-A seller must make a reasonable attempt to sell in good faith. For example, offers of 2% or closer to the list price must be considered when all other terms and conditions of the offer are agreeable.
