This is an issue that many people struggle with when trying to upsize, downsize, or just simply move to a new home/area:

 

How do I buy a home when I have to sell my current property first?

 

The answer may surprise you as it is a lot more simpler than you may think. You can buy a home before/after the sale of your current property. There are a long list of variables that come into account during a real estate transactions. Both parties will have a number of wants and needs when trying to sell their home and purchase another. The best thing you can do right away is contact and agent, an agent is a immediate source of all information and knowledge real estate and will have an answer to almost all of your questions and if he/she doesn’t have an answer, they will get you one.

 

This leads into the next step you need to take if in order to move, you need to sell and that is simple:

 

PUT YOUR HOME ON THE MARKET!

 

This is extremely important because no seller in their right mind is going to take any offer you make seriously if it has a condition to sell your current home if it isn’t even up for sale yet. You need to show seriousness and real interest that you want to move and purchase their home. When I say this, I do not mean throwing an ad or two on a classified website or comfree, both those options do not show real seriousness when trying to sell to anyone, they are the low-cost , minimal effort approaches to selling your home. If you want to buy then list your home right away.

 

This being said, you need to understand that you don’t have to give up keys to your home before you officially find a new one. Listing your home and finding a new property subject to you selling your current one is a much smoother transaction/transition but if you get an offer on your current home before you find your next one, don’t worry! You can always let the buyers know you need to find a new home before finalizing the sale of your current one.

 

This game of house musical chairs is very common and happens often in real estate transactions. There is something else you need to keep in mind when doing this type of house selling/buying. When you have an offer on a home you want but need to sell your home, the sellers can still accept offers but need to give you first crack at it. In other words if they receive an offer they will give you 24-72 hours to either move forward with the sale or back out, whether or not your current home has sold.
