Before making my move into real estate I was a hair stylist for over a decade and had the pleasure of getting to know Marc then as a client. Marc wanted to change up his lifestyle and decided that he wanted to downsize. After a few discussions we decided that a complex condo was perfect for him – this helped narrow down the search in a Buyer’s market with many listings and the search began. It was time to move into a condominium, leaving the yard work and maintenance of owning a home behind.
Like many people out there, Marc needed to sell his home first in order to make the move possible. Marc’s home was in great shape but the market was soft and we knew the home had to come out with a ‘bang’ to get noticed in this soft Buyer’s market. After getting his home listed we not only needed to sell his home in a relatively quick time-frame, but needed to find him the perfect condo to move into as well. Timing was VERY important as Marc didn’t want to put anything into storage and preferred a straight move from one place to the next if possible.
Once listed we would need to focus on Marc’s needs as a Buyer while continually giving needed attention to his listing.
In the beginning we met at his Regina home in Sherwood Estates so that I could prepare a detailed comparative market analysis, as well as discuss a few minor adjustments he could make to allow the home to show better, including some tips on staging and decluttering before listing.
Marc’s home was in great shape but the market was still soft and we knew we had to come out with a bang to get noticed in this market. This involved a show ready home with perfect photos, a write up that really focussed on the positives of the area (not just the home like usual), home brochures that really showcased the home, and of course, an attractive price that gave Marc the upper hand against his competitors. From here we officially put his home on the market via the MLS®️(REALTOR.ca), our site https://ccrealty.ca, OVLIX, Point2Homes, Kijiji, 3rd party sites/social media avenues including Facebook and Instagram, as well as print advertising.

We definitely nailed it with the listing as we were immediately getting many inquiries and viewings booked for Marc’s Sherwood Estates home. Just as we started the search for Marc as a Buyer we received a very reasonable offer on his home. I walked Marc through what conditions/terms they had included, what items they wanted included in the sale, how long they wanted to compete these conditions, when they wanted possession of the home, as well as the negative and positive scenarios of rejecting, countering, or accepting the offer. He used this information to make an educated decision and accepted the offer within a week of listing! All conditions were removed in a timely fashion and we had his home officially sold at fair market value in only 19 days in a soft market.
Now that Marc had an official sale in place he had more confidence and urgency in his search for a new home so we stepped up to the challenge and booked many viewings over the course of a few days while discussing which conditions he should have in place when writing an offer to protect himself throughout the purchase. After carefully analyzing locations, condo fees, the direction the units faced, additional amenities, and quality of finishing we found the perfect condo! We wrote an offer and after negotiating back and forth on Marc’s behalf we made it his!
